Common questions

When should we contact Bauer-Build?
As early as you are seriously considering a project, while you are evaluating a space, a lease, a purchase or an expansion. Early contractor involvement gives you realistic budget ranges and constructability input before design fees and lease terms are locked in. There is no cost to have the first conversation.
What projects does Bauer-Build accept?
Commercial work: tenant improvements and build-outs, renovations and modernization, ground-up construction and facility expansions across office, retail, restaurant, industrial and medical office space. We do not take on residential construction.
How much does commercial construction cost?
Cost depends on scope, existing conditions, building systems, finish level, market conditions and schedule. Rather than quote a per-square-foot number that will not hold, we produce an early budget range with written assumptions and tighten it as design develops. How long does a project take?
Design, approvals and permitting often take as long as construction. A straightforward interior build-out typically moves faster than a ground-up project that requires entitlement and utility coordination. Our commercial construction timeline article breaks down each stage.
Can Bauer-Build help before plans are complete?
Yes. Preconstruction is where we add the most value: feasibility, early budgeting, constructability review, value engineering, scheduling and long-lead procurement planning, all before a full drawing set exists.
What is design-build?
Design-build places design and construction under one accountable team and one contract. It usually improves budget alignment and shortens schedule because pricing feedback happens while the design is still being developed.
Can construction occur in an occupied facility?
Yes, and much of our work is exactly that. It requires phasing, containment, maintained egress, off-hours scheduling for disruptive activities and a weekly look-ahead your team can plan around.
How are changes handled?
Changes are documented, priced and approved in writing before the work is performed. You see the cost and schedule impact before committing, and the running budget reflects approved changes and remaining contingency.
How are subcontractors selected?
Trade partners are qualified on capability, safety record, financial stability and past performance, then bids are scope-leveled line by line before award so the comparison is apples to apples.
What happens during closeout?
We drive the punch list to completion, complete final inspections and certificate of occupancy, and deliver a closeout package with as-builts, O&M manuals, warranties and training. After occupancy, warranty items come back through Bauer-Build.
