Existing conditions come first

We field-verify before pricing: structure, above-ceiling conditions, electrical capacity, HVAC condition and zoning, ADA and life-safety compliance triggers, and hazardous-material considerations in older buildings. Unknowns get carried as documented allowances rather than hidden in a lump sum.

Modernization and reconfiguration

Reworking a floor plan for a new operating model, collaborative workplace, revised patient flow, new production layout, updated customer path, usually touches life safety, MEP distribution and finishes together. We plan those trades as one package.

Building-system upgrades

HVAC replacement, electrical service upgrades, lighting and controls, roofing, fire protection and building envelope work, sequenced to minimize service interruptions.

Occupied construction and phasing

Working in an occupied building means dust and noise control, temporary partitions and egress, after-hours or weekend work windows, separated construction access, and daily cleanup to a standard your customers and staff can live with.
