Commercial Roofing

A commercial roof is not a standalone trade, it ties into rooftop equipment, drainage, structure and everything happening inside the building below it. Bauer-Build manages roofing as part of the whole building, not as an isolated bid item.

  • What this covers
  • Roof replacement and re-roofing
  • Rooftop equipment and HVAC coordination
  • Working around your operations
  • Drainage, flashing and the details that leak

On a recent Elgin project, we delivered the full roof replacement on the building and handled all of the HVAC work as well, one accountable team for the entire building envelope and the equipment sitting on it.

01

Roof replacement and re-roofing

Tear-off and replacement of aging commercial roof systems, or re-cover where the existing assembly allows it. We start with a condition assessment so the recommendation is based on what is actually up there, not a default spec.

  • Flat and low-slope systems (TPO, EPDM, modified bitumen)
  • Condition assessment and remaining-life evaluation before pricing
  • Deck repair and insulation upgrades identified before tear-off
  • Manufacturer warranty coordination
02

Rooftop equipment and HVAC coordination

Most commercial re-roofs involve rooftop units, curbs, penetrations and condensate lines. Because Bauer-Build also handles HVAC work, unit replacements, curb modifications and roof penetrations are sequenced with the roofing crew instead of becoming a second project afterward.

03

Working around your operations

Roof work on an occupied building means noise, vibration and debris management. We phase tear-off areas, protect interior operations below, and schedule the disruptive work around your business hours.

04

Drainage, flashing and the details that leak

Most commercial roof failures happen at details: drains, scuppers, parapet flashing, pitch pockets and penetrations. We detail and inspect these before the membrane goes down and again before closeout.

Commercial Roofing FAQs

Can you replace our rooftop HVAC units at the same time as the roof?
Yes, and it is usually the right time to do it. Replacing units during a re-roof avoids cutting new penetrations into a brand-new membrane later. We handle both scopes under one contract.
Do we need to close the building during a re-roof?
In most cases, no. Work is phased so operations continue below, with containment and scheduling around your busiest hours.
