Service 01, Design. Build. Grow.

Commercial General Contracting

As your general contractor, Bauer-Build carries the construction risk so your team can keep running the business. We hold the trade contracts, supervise the site, control the schedule, and report cost and progress in language an owner can act on.

  • What this covers
  • Trade coordination
  • Scheduling
  • Site supervision and quality control
  • Safety coordination
  • Cost tracking and change management

Every project gets a named point of contact who knows your job, your building and your deadline, not a rotating call center.

01

Trade coordination

We qualify, contract and sequence every trade on the job so work lands in the right order. Scope gaps between trades are the most common source of change orders, so we scope-level bids line by line before award rather than discovering the gap in the field.

02

Scheduling

A milestone schedule is built before mobilization and updated as the job moves. Owner decisions, permits, inspections and long-lead deliveries are on the same schedule as the trade work, because those are the items that usually move a completion date.

03

Site supervision and quality control

Daily supervision means someone is responsible for what happens on your site every day: layout verification, installation against approved submittals, coordination between trades, and correction before work gets covered.

  • Daily field reports and photo documentation
  • Submittal and shop-drawing review before fabrication
  • In-wall and above-ceiling checks before closure
  • Pre-punch walks ahead of the formal punch list
04

Safety coordination

We coordinate site-specific safety requirements with every trade partner, including access, hot work, occupied-space separation and coordination with your own staff when construction happens around an operating business.

05

Cost tracking and change management

You get a running budget against the contract value, with committed cost, projected cost and remaining contingency visible. Changes are priced, documented and approved in writing before the work is performed, no verbal scope creep.

06

Inspections, closeout and warranty support

We schedule and attend municipal inspections, drive the punch list to zero, and deliver a closeout package: as-builts, O&M manuals, warranties, permits and certificate of occupancy. Warranty items after occupancy come back through us, not to you.

Commercial General Contracting FAQs

When should a general contractor get involved?
Earlier than most owners expect. Bringing a contractor in during concept or early design gives you realistic budget ranges and constructability input while the drawings can still change cheaply.
Do you self-perform work?
[BAUER-BUILD: CONFIRM SELF-PERFORM CAPABILITIES] Bauer-Build coordinates a vetted network of trade partners and self-performs where it benefits schedule and cost control.
